Checklist for Things to Do before buying a Home

Buying a home as we like and have been dreaming of, is a difficult process. We come across numerous options as we start exploring  properties to choose from. At times you might come across a property that appears to be good, but it does not fit into your budget while sometimes the price of the property may be good and affordable but, you are not satisfied with its location and surroundings.

At the end of the day, we all dream of owning a home that gives us satisfaction of purchase and gives us a living experience that we can boast about and enjoy at the same time. With an in-depth understanding of what you desire to have in your home, here is the checklist that you can refer for the

“Things to Do” before buying any property:
  1. Location
  2. Neighborhood
  3. Facilities & Amenities
  4. Drainage System
  5. Quality of Property

Although these are just 5 in number, but, they rank at the top in their value. So, if you begin to search your dream home with all the elements you have always desired to have in your home, you must, at first, find a home that has decent access to the road and is easy to reach in all conditions. Although, we all dream of having our office and the school for our kids close to our home, but, unfortunately, at times this requirement might not be fulfilled.

The next thing you must ensure is that the neighborhood of the property is neat & clean as you would be spending a lot of time at home with family. After this, look for the facilities and amenities that the builder has provided you and that you can avail. It could be a gymnasium, sports facilities, playground, electricity & water supply, etc.  The next on the checklist is the drainage system of the locality. Ensure your housing complex has a good drainage system to avoid problems in future.

Last, but not the least, note the condition and quality of house in detail and inspect the quality of fittings and interiors.

Factors to consider before investing in Nashik Plots

Nucleus - Samraat Group
Nashik has emerged as one of the most prime location for investment as a second home. Scenic locations, affordable property prices and easy connectivity to all major cities have indeed made the city a prospective investment option. Most often investors look for investment options in apartments due to lower cost and lesser hassles involved in the process. But for those looking for bigger gains often look out for plots that are offered at a best price. Samraat Group has been one of the leading property developers in the region who has delivered some of the most impressive real estate projects in Nashik. Be it a 1 BHK, 2 BHK or a luxury 5 BHK apartment in Nashik, the Samraat group has something for everyone's needs.

While investing in plot, it would indeed be wise to make a checklist involving the following factors:

  • First check who holds the right over the property. As a first step you need run a thorough check on the title deed of the land of which you intend to buy. Confirm whether the land is in the name of the seller and that the full right to sell the land lies with only him and no other person. It is also a smart move to get the original deed thoroughly examined by a lawyer. Also, verify whether the layout has got the necessary approvals by the City Development Corporation as well as the local body.
  • It would be wise to avoid lands that have legal dues on them. For this, check the encumbrance certificate from the sub registrar office where the deed has been registered, stating that the said land does not have any legal dues and complaints.
  • Enlist problems that you are likely to face while beginning the development of the property. It is also advisable that you determine that the plot of land has the entire necessary infrastructure that would be required to build your home. Also check how accessible is the land to the outside world.
  • Visit City Development Corporation to ensure that you have all the planning permission and building approvals so that you can go ahead with the work smoothly.
  • Ensure that you check whether the neighboring road of the plot has been maintained by the local body or has indeed been handed over to the local body. Verify the land-use zone as per the master plan for the plot.
